Contract of Lease
KNOW ALL MEN BY THESE PRESENTS:
This Contract of Lease is executed by and between:
_____________, of legal age, Filipino, single, with residence at _____________ hereinafter known as the Lessor;
-and-
_____________, of legal age, Filipino, married to _______________, with residence at ______________________, hereinafter known as the Lessee;
WITNESSETH:
WHEREAS, the Lessee offers to lease from the Lessor the premises described as follows:

WHEREAS, the Lessor accepted the offer under the following terms and conditions:
1. Lessee will pay a monthly rental of _______________ (P______) within the first seven days of the month.
2. Lessee shall defray at his own expense the consumption of water, electricity, telephone and other services in the leased premises;
3. Lessee shall not make or cause to be made any improvement in the premises without the prior written consent of the Lessor, it being understood that such improvement in the premises shall be at the sole expense of the Lessee;
4. Lessee shall not directly or indirectly sublease, assign or transfer his right under this Contract to a third party or parties without the consent of the Lessor;
5. The term of the lease is ____________ commencing from __________ and expiring on ___________________.
6. The Lessee hereby expressly acknowledges that the leased premises are in good condition for lease and agrees to keep the same in such good condition complying with all laws and regulations relating to the use,occupation and sanitation of the leased premises and failure to comply shall be at the risk and expense of the Lessee;
7. In case of non-payment of the rental herein stipulated or violation of any condition of this contract, the lease shall be considered rescinded and the Lessor shall have the right to demand that the Lessee vacate the premises;
8. The failure of the Lessor to insist upon a strict performance of any terms, conditions, and covenants hereof shall not be deemed a waiver on his part of the terms of the contract;
9. Any and all violations of the conditions of this contract shall subject the guilty party to payment of damages, aside from costs of litigation and attorney's fees.

LESSOR LESSEE
