KNOW ALL MEN BY THESE PRESENTS :
That this DEED OF DONATION, made and entered into by and between:
(NAME OF DONOR), Filipino, single, of legal age, and a resident of (Address of Donor), Philippines, hereinafter referred to as the DONOR; and
(NAME OF DONEE), Filipino, single, of legal age, and a resident of (Address of Donee), Philippines, hereinafter referred to as the DONEE:

That the DONOR is the owner of a parcel of land situated at (Address of Donor) and more particularly described and bounded as follows:
Technical Description of Property
That for and in consideration of the love and affection which the DONOR has for the DONEE, the said DONOR hereby TRANSFERS, GIVES and CONVEYS unto the DONEE, his/her heirs and assigns, the property above-described, to take effect upon the DONOR’S demise, subject to the following condition: That the DONEE shall not dispose of, or in any manner encumber, the said property herein donated during the lifetime of the said usufructuary;
That the DONEE hereby accepts this donation and hereby expresses his/her gratitude for the kindness and liberality of the DONOR;
That further, the DONOR hereby reserves unto him/herself the right to possess and sell the hereinabove described real property, as true owner thereof, before his/her death, without the need of prior consent or approval by the DONEE.
IN WITNESS WHEREOF, the DONOR and the DONEES have hereunto set their hands on this (Date of Signing) at (Place of Signing), Philippines.
